MAINTAINING HOMES BASICS TO RETAIN VALUE |
|
Home owners associations are designed to establish rules, guidelines to maintain and operate “common areas” . The monthly fees are paid to prevent their community from neighborhood blight. In today’s Las Vegas housing market many vacant properties are not following the same guidelines and are suffering from deterioration. This in turn is reducing the value of the property and the surrounding properties value. The vacant properties deterioration must be taken care through following the established HOA guidelines. The typical CCR reads owners are expected to maintain a well maintained and clean property free from overgrown trees, dead lawns, trash and debris. This includes but is not limited to weekly lawn mowing, weeding, pruning of trees and shrubs, fertilizing, watering, removal of dead plants or parts of plants, replacement of plants and over-seeding of dead lawn areas. Debris, trash and unwanted items visible from the street and other deterioration must also be taken care of in a timely fashion. Homeowners living within HOA neighborhoods are expected to maintain their landscape in good condition at all times, regardless if the property is vacant or occupied. Many Las Vegas HOA’s are getting stricter and are following through with the consequences of not following the established rules. The penalties range from fines that may add up in the 1,000’s of dollars to liens on the property.
